Median sales price continues ascent in R.I.’s housing market

Warwick, RI, December 19, 2019 – Sales data released today by the Rhode Association of Realtors showed that the median sales price of single-family homes sold in Rhode Island rose to $290,000 in November, an 8.3 percent increase over November of 2018. Though sales activity decreased by 5.6 percent year-over-year, pending sales – or those under contract in November but not yet closed – rose by 23.8 percent, an indication of increasing sales in the weeks ahead. Full Story

Median sales price continues ascent in R.I.’s housing market

Warwick, R.I. – November 21, 2019... With a year-over-year hike in both median price and closing activity last month, Rhode Island’s single-family housing market continued to gain momentum heading into the last quarter of the year. According to statistics released today by the Rhode Island Association of Realtors and its subsidiary, State-Wide Multiple Listing Service, the market’s $287,225 median sales price represented a 5.7 percent increase from 12 months earlier. Realtor data also showed that completed sales rose 3.5 percent.  Full Story

Rhode Island’s Housing Market Good for Buyers and Sellers Alike

Warwick, RI – October 22, 2019 – The Rhode Island Association of Realtors (RIAR) and its subsidiary, State-Wide Multiple Listing Service, released September sales data today which showed that Rhode Island’s single-family home market is holding steady heading into the fall.  The median price of September sales rose 9.1 percent to $295,000. Closing activity also increased 11.6 percent from 12 months earlier.  Single-family homes under contract but not sold by the end of the month rose 4.4 percent, an indication that closing activity should remain strong in the coming months. Full Story

Low supply continues in RI housing market

Warwick, RI – September 19, 2019 – Low inventory continues to perpetuate rising home prices in Rhode Island according to August data released today by the Rhode Island Association of Realtors. The median price of single-family homes sold last month rose 7.2 percent to $295,000, compared to August of 2018.  The median sales price of condominiums sold in Rhode Island in August rose 15.8 percent year-over-year and the median price of multifamily properties rose ten percent. Full Story

R.I. Single-family Home Sales Continue to Rise in Second Quarter

Warwick, R.I. – August 1, 2019 -- The Rhode Island Association of Realtors released second-quarter sales statistics today from State-Wide Multiple Listing Service, an association subsidiary which tracks all Realtor-assisted sales. The data portrayed a Rhode Island housing market that continued to gain momentum from the previous year. The number of existing single-family home sales increased 2.6 percent in the second quarter, compared to the same time period in 2018.  The median price of those sales rose 4.3 percent to $292,000. RI Realtors Release June Housing Statistics

Warwick, R.I. – July 19, 2019 – Housing sales in Rhode Island became more restrained in June, following a strong end to the spring selling season in May.  The Rhode Island Association of Realtors reported that sales declined 5.1 percent last month compared to June of 2018. Pending sales however, increased 14.4 percent, an indication that completed transactions could be on the rise in July and August. That increase may be short-lived though, as inventory continued to decline in June, falling 4.1 percent year-over-year. Full Story

May Sets New RI Median Sales Price Record

Warwick, RI – June 21, 2019 – Strong momentum continued in Rhode Island’s housing market last month according to statistics released today by the Rhode Island Association of Realtors. With 1076 single-family sales, closing activity topped May 2018 sales figures by 11.5 percent while the median sales price of those homes reached more than $300,000 for the first time. At $300,500, May’s median price represented a 9.3 percent increase over May 2018. Full Story

RI Realtors Report Active April Housing Market

Warwick, RI – May 21, 2019 – The median price of Rhode Island single-family homes sold in April reached $275,000, a 2.1 percent hike from 12 months earlier. Despite the rainy weather, sales activity also increased, rising 8.7 percent year over year.  Though the number of single-family homes listed for sale in April was 6.5 percent more than last year, inventory remains tight with a supply of less than four months. A market balanced between supply and demand typically has invenory that would take six months to deplete at the present rate of sales. Full Story

RI Home Prices Still on the Rise in First Quarter

Warwick, R.I. – April 30, 2019 – According to first quarter sales statistics from the Rhode Island Association of Realtors, the median price of single-family home sales increased two percent from the first quarter of 2018 to $255,000. Nine municipalities saw double-digit increases in median price with Westerly leading the pack with a 27.8 percent gain. Median price reflects the mid-point of all sales, with half sold for less and half sold for more. Only twelve municipalities experienced a decline in median sales price. Full Story

Median Price of R.I. Home Sales Continued to Rise in Fourth Quarter of 2018

Warwick, RI – January 31, 2019 – Though single-family home sales fell 7.3 percent in the last three months of 2018, the median sales price continued to rise, increasing four percent from the fourth quarter of 2017 to $268,000. Sales data released today by the Rhode Island Association of Realtors and its subsidiary, State-Wide Multiple Listing Service, portray a market beginning to become more evenly balanced between buyers and sellers due to moderating sales.  The data represents only sales transacted by Realtors through the MLS system. Housing Inventory Continues to Grow at End of Year

Warwick, RI -- January 28, 2019 – Sales of single-family homes dropped year-over-year in December, falling 15.6 percent from 12 months earlier according to the latest sales statistics from the Rhode Island Association of Realtors.
